Then you will need an asbestos certificate since November 23, 2022.

Why?

Asbestos used to be a common building material. It’s a strong, fire-resistant, and inexpensive material used in various applications. However, it has since become clear that asbestos poses significant health risks. Logically, it is now banned.

What is an asbestos certificate?

In an asbestos certificate you will find;

information about asbestos in your home
whether your home is ‘asbestos-safe’

If asbestos-containing materials are found in your home, the certificate will state how best to handle them and whether they pose any health risks in their current state.

When selling your home, you are not obligated to remove asbestos-containing materials that pose no risk. However, if there are health risks, they must be addressed immediately.

The asbestos certificate may only be drawn up by certified asbestos experts.

The cost of such a certificate varies between €400 and €1000 depending on the surface area of your home and the number of samples that need to be taken.

The asbestos certificate is valid for 10 years.
